Mr A of Hobart told us he would get the inspection but didn't need it as the house was built like a fortress!! Mr A of Hobart was buying this property to retire in and signed a contract on a solid brick home with suspended concrete floors and they failed to look under the house.

Mr & Mrs. SG made an offer with a building clause that read something like, "Subject to receiving a satisfactory structural report".

Little Insects Can Cause A Lot Of Damage |

Timber pest damaged ceiling joist has been caused by the Lyctid Powderpost Beetle. This damage was discovered in the roof space at the opposite end of the house from the man hole and was only discovered because the inspector did actually inspect the roof space.

During a typical Pre-Purchase inspection for MR & Mrs LP of Hobart, The inspector noticed the bedroom doors were binding, the hall floor had subsided and significant plaster board fractures over the doorways, the plaster ceiling was also cracked and subsided. With further investigations of the under floor space, directly under this effected area, excavations had been carried out undermining one of the main supporting piers that also supported the roof structure.

The brick pier under this house has really lost it. It had to be removed, new footings prepared and replaced to restore adequate support for the rooms above.

During a Pre-Purchase inspection in Tasmania, the inspector noted springy and uneven floors throughout the new extension at the rear of the 1950's built weatherboard home. The floor framing was made up of second hand materials, the structural supports varied from timber props standing on the dirt and loosely stacked bricks on the ground, undersize bearers with over size spans.

The home presented very well form the outside, new paint job, new floor coverings, renovated bathroom and kitchen, all the gardens looked great. However the house didn't stack up under our inspection.

However the children always come home sick with chest infections, asthma and numerous bronchial problems. After some basic research by there GP the source was identified.

Mr H of the Great Lake contracted IPI to inspect his fishing shack he just put an offer on. IPI noticed many anomalies throughout and recommended an electrical inspection by a qualified Electrician. The power was not connected at the time of the IPI inspection. Mr H decided not the have the electrical system inspected. The following summer the shack burnt to the ground and was uninsured.
