Why do I need a Pre-purchase Inspection or a Pre-Settlement Inspection?

All too often, the buyer signs on the dotted line and gets a huge repair bill along with the mortgage. Can you afford not to have a pre-purchase house, building and property inspection and report? The purchase of a home is the largest single investment you will ever make. You should know exactly everything about the property "warts and all" After the inspection you will receive a very comprehensive report and you will have a much clearer understanding of the property you are about to purchase, and you will be able to make your informed decision with confidence.

There are three ingredients of a successful home purchase
1) Appropriate finance;
2) Good legal advice; and
3) A detailed understanding of the condition of the property

(this is where you should call our local Independent Property Inspector, Before you finalise or exchange contracts with the seller of the property, you should find out whether there are;

  • Serious unexpected problems with the building which might be difficult or expensive to fix (the scary things you didn't budget for)
  • Problems that the previous owners have lived with that do not affect the use of the house 
  • Minor typical maintenance items (typical for a home of its age and style of construction) that will need repair once you take possession
  • Problems that need further investigation by appropriate professionals.
  • Please do not expect any property to be perfect, because none are, not even new ones, every property will usually have some defects, some may be ok until upgraded during routine maintenance. The nature of these defects will vary with the type of construction, the age of the property, and the level of maintenance undertaken.
